The decision process
Once submitted, the council: validates the application (1–2 weeks), consults neighbours (21 days), assesses against local planning policies, and issues a decision. The statutory target is 8 weeks. In practice, 6–10 weeks is typical for straightforward applications.
What happens after approval
Planning permission is valid for 3 years from the date of approval. You must start the work within 3 years. The permission may include conditions (e.g. materials to be approved, hours of work). You must comply with these conditions and with Building Regulations (a separate process).
